LEGAL NOTICE YOU ARE HEREBY NOTIFIED that the Planning Commission of the Borough of Hanover, York County, Pennsylvania, in accordance with Section 607 of Act 247 of 1968, as amended, the "Pennsylvania Municipalities Planning Code", will hold a Public Meeting on February 9, 2021 at 6:00 p.m., prevailing time, via an "Authorized telecommunications device" pursuant to 35 Pa. C.S.A. §5741, to discuss the text and map of a proposed new Zoning Ordinance of the Borough of Hanover and all of the necessary studies and surveys preliminary thereto. At the conclusion of the aforesaid Public Meeting, the Planning Commission may determine its work on the aforesaid text and map of the new proposed Hanover Borough Zoning Ordinance to be complete and may take action to present to the Borough Council of the Borough of Hanover the proposed new Zoning Ordinance of the Borough of Hanover together with recommendations and explanatory materials. The aforesaid proposed new Zoning Ordinance of the Borough of Hanover is intended to replace the current Zoning Ordinance of the Borough of Hanover, if ultimately adopted by the Borough Council. YOU ARE HEREBY FURTHER NOTIFIED that, in general, a zoning ordinance may permit, prohibit, regulate, restrict and determine: (1) uses of land, watercourses and other bodies of water; (2) size, height, bulk, location, erection, construction, repair, maintenance, alteration, razing, removal and use of structures; (3) areas and dimensions of land and bodies of water to be occupied by uses and structures, as well as areas, courts, yards, and other open spaces and distances to be left unoccupied by uses and structures; (4) density of population and intensity of use; (5) protection and preservation of natural and historic resources and prime agricultural land and activities and may contain other provisions permitted by Section 603 of Act 247 of 1968, as amended, the "Pennsylvania Municipalities Planning Code". The most current version of the aforesaid proposed Hanover Borough Zoning Ordinance contains provisions for authority, title, purpose, and legal scope of regulations, interpretation and definitions, zoning district regulations, specific use regulations, site improvement standards, performance standards, sign standards, non-conforming lots, uses, structures, and site improvements, administration and enforcement, and amendments, along with a proposed new zoning map. In an effort to assist any interested person in reviewing the most current version of the aforesaid proposed Hanover Borough Zoning Ordinance and Zoning Map prior to the Public Meeting, both can be viewed on the Borough's website (hanoverboroughpa.gov) or may be examined without charge or obtained for a charge not greater than the cost thereof at the Borough of Hanover Municipal Building, 44 Frederick Street, Hanover, PA 17331, during normal business hours.
